Our property is over 3 acres in size featuring a large open yard for pets and kids to enjoy, a bike rack, community garden, and fire pit. A playground area is being developed. Proposed plans are in place for increasing green space and privacy in the front yard by removing unused pavement area.
Three fitness centers are within walking distance, including the University of Maine New Balance Student Recreation Center, the Old Town YMCA, and Black Bear Cross Fit. The paved commuter path begins just behind the condominiums and goes directly to the University of Maine; it is plowed year round. Run the modern track at the Old Town High School less than half a mile away, or enjoy miles of running and cross country ski trails on both sides of the property; no driving necessary to get your daily workout.
The High School, Middle School and Elementary School are all within walking distance. The largest supermarket in the area, Hannaford, is also walkable. Access to Interstate 95 is within a 5 minute drive.
There are 12 condominiums at Hellas Condominiums, 9 of which (75% as of 2022) are occupied by a homeowner. Rules and regulations are in place that keep the property quiet and well kept. The grounds are well maintained by a local company. All mowing and plowing is included in the HOA fees. Our homeowners have an active board of directors with a sound financial reserve.
We are a self-managed property with a 12 seat membership made up of the homeowners who vote in a 5 member board of directors from among those members for two year staggered terms. Homeowners take turns filling three officer positions (President, Treasurer, and Secretary) take care of week to week duties on a 1 year term. From these leadership positions, we manage our own finances, hire our own maintenance, landscaping and snow removal teams, and plan for future needs through our quarterly meetings each year.
