Some homeowners may choose to rent their property. Please know that all leases must be presented to the Board on signing, and must meet Minimum Requirements for Leases.
Leasing Conditions
Single Family Residential Use. No Unit shall be used or occupied for any purpose other than for single family residential purposes. No roommates are permitted.
Declaration 8.6 A, Rules and Regulations Part 5
Leasing may only occur for the unit as a whole, no bedrooms or portions may be rented out individually.

Leasing my only occur after you as the homeowner have lived in your unit as your primary residence for a period of one year.

No lease may be for less than 6 months
Bylaws 7.2 A
The Board may deny leasing to a homeowner for a period of three years if they have had two or more major violations of our governing documents.
Bylaws 7.2 D
All leases must be in writing, for no less than a 6 month term, and only for the entire unit (not a portion). These leases must be placed on file with the HOA. The HOA has the authority to terminate any lease, and to evict tenants in the landlord's name.

Landlords must give all Tenants Key Documents
Leases between Tenant and Landlords of Hellas Condominiums must incorporate and abide by the governing documents of the HOA. Provide your tenants with the Rules and Regulations, Bylaws, and Declaration attached below. Here are a few plain language highlights of those documents; these are only highlights.
Don’t leave or store anything out on the common areas; this includes the area around your deck. No decoration of common areas.
Rules and Regulations part 6 and 14
What unit owners and tenants do on common elements, and what they do and store in their units must not increase the rate of insurance, result in the cancellation of the insurance, or cause injury to a person or property.
Rules and Regulations part 7
All garbage and trash must be placed in the proper receptacles designated for refuse collection and no garbage or trash shall be placed elsewhere on any Common Elements, including on decks and porches (limited common elements). Close and latch the bins after use. Break all cardboard boxes down. Take construction waste, paint, furniture, appliances, and holiday trees to the transfer station.

Don't be a nuisance to the other residents; this includes parties both on the common areas and within your units.
Rules and Regulations part 11
Laundry, clotheslines, clothing, rugs, signs, awnings, canopies, shutters, radio or television antennas or any other such items cannot be hung from windows or elsewhere on common elements.
Rules and Regulations part 12
Each unit is granted parking spaces for only two motor vehicles, in addition to the parking for occasional guests as available. Parking is only permitted in marked spaces. Residents will not park in visitor parking spaces. No vehicles shall be parked on the Condominium with "For Sale" signs attached.
Rules and Regulations part 15
Abide by all parking and traffic regulations of the HOA. Do not park on the roadways, do not block access ways. Do not drive on the grass. You are responsible for parking of all guests. Abandoned cars will be removed.
Rules and Regulations part 17
You are responsible for any damage resulting from the installation of antennas and satellite dishes; tell the technician NOT to install them on the side of the building or into the siding.
Rules and Regulations part 21
You will not plant flowers, trees, shrubbery or crops of any type on the common areas; you may do so in pots on the deck, as it is common area exclusive to your unit, but not in the yard. Exception: The board permits potted plants on mulch in front of house between May 1 and October 31.

Safety Upgrades that Affect all Landowners
Per new Maine laws, all landlords must replace their smoke detectors with combination smoke and CO2 detectors. Since our alarm systems are integrated in each building, there is only one detector that will plug into the system. By not replacing these detectors with the correct model, we put our neighbors at risk. Please replace the detector on all 3 floors of your unit with the following: "FIRST ALERT BRK SC9120B Hardwired Smoke and Carbon Monoxide (CO) Detector with Battery Backup"
Per new Maine laws, all landlords must replace their dryer vent with a smooth, metal exhaust pipe. The flexible hose can only be used between the drier and the wall, and must be cleaned yearly to prevent lint build up that presents a fire hazard to our neighbors.
Per new Maine laws, all homeowners at Hellas must maintain explosive gas detectors in every room where an appliance uses Natural Gas.
Emergency Contact
In the event of a roof leak, basement flooding or other catastrophe please immediately notify your landlord. Your landlord should contact the HOA if there is a need. If your landlord is not available, please then contact the HOA so that we can limit damage as quickly as possible. Use the contact information found on the home page of this website.
