Any alterations to the appearance of the outside of your Unit must be approved by the Board with an approved Variance Request before taking place.
All grounds, flower beds, landscaping, paved areas, siding, and roofing are common property. All concrete floors, concrete walls, and sump wells and sump pumps in units 3, 6, 13, and 18 are common property. All window frames, exterior door frames and thresholds, porches and decks are limited common property. Both common property and limited common property are under the purview of the Board of directors, and may not be altered or repaired without prior permission through a signed variance request.
Our governing documents specifically state that any change to the appearance of the exterior of a unit must have prior approval of the Board, which further includes things such as the color of your front door. So when in doubt, ask.
Examples of projects that require an approved variance request are: changing or expanding your back deck, installing a radon mitigation system, bathroom fan, or sump pump, and adding a storm door to your front door, to name a few.
Please note that as of July 28, 2021, maintenance and staining of back decks is the responsibility of the homeowner. These regular maintenance items can be done without a variance request as long as you follow the Minimum Requirements for Decks, and do not change the look and build in any way.
To communicate a set of minimum requirements, the Board will rely on 'Minimum Requirements' sheets for common alterations. These informational sheets are not an approval, rather they can be used as a guideline as you make plans to submit a variance request. Any alterations done without a signed variance request, completed outside of the valid dates on a variance request, or completed differently than authorized through a signed variance request, will incur a $250 fine, plus service fees to cover the cost of the HOA repairing or returning the issue to an approved state.
