Dear Homeowners,
Welcome to autumn! We would like to remind you of a few things that will help keep life at Hellas running smoothly through the fall and winter.
Landlord's: A reminder to please share this and all pertinent information with your tenants. The board does not communicate with tenants and all communications are sent directly to homeowners. It is your responsibility to communicate with and manage your tenants in a timely manner. The exception to this is snow plowing text alerts, which all residents should be subscribed to due to the time sensitive nature.
Bike Rack
The bike rack will be moved to winter storage on October 31, remaining closed until May 1st. Please see that bicycles are removed before the 31st. If board members have to move them, the homeowner will be fined.
Garden
The garden will be closed on October 31 and will not reopen until May 1st. If you have a plot, remove all items from the garden, return the plot to its original state, and cover with plastic or cover crop so that it does not go to weed in the spring.
Snowplowing
Please watch the weather and be prepared.
We will have a texting system up and running by the time the snow flies. We’ll send a sign-up number and further details to you shortly. Please stay tuned.
If you will be leaving your vehicle unattended for any period of time this winter, contact the board to arrange alternative parking. Any vehicle not moved will be towed during plowing operations to another location on our property at a cost to the homeowner of around $50 per move.
It is your responsibility to clear your porches and steps, as well as the landing area just below. Add salt as needed to maintain a safe walkway.
Shovels and Salt Buckets
Shovels and salt buckets can come out on your porch beginning October 31st. They may stay out until May 1st.
Potted Plants
Potted plants must be removed from mulch beds in front of your homes by October 31st. They may be put back out on May 1st.
Holiday decorations
Holiday decorations on the front doors or porches of your units are only allowed from October 1st-February 1st. Decorations may not be placed on the Common Elements such as the mulch, grass, and parking lot.
Dog waste
All dog waste must be picked up when it is dropped by your pet. Do not allow it to be buried by snow and left for the board to clean up in the spring.
Waste collection
Winter winds tend to blow our waste and recycling bins open, making a mess of our property. Animals have also been taking trash out of the bins and making a mess. Help out by latching everything, every time.
Board meeting
The next Board meeting is planned for October 27 at 10am and will be via a virtual conference call. All homeowners are encouraged to attend.
